Property Management Services and Fees


We keep up with the competitive rates in all areas that we manage. Our goal is to obtain the highest possible rents within the market. We provide you with weekly updates of any and all activity on your property during the vacancy period.

Lease Qualification

Our resident qualification process includes:

  • Credit check
  • Criminal check
  • Current / Previous Rental References
  • Employment and Income Verifications

Prospective residents must make 3x the monthly rent on the property in order to qualify. All residents must place a security deposit equal to one-month's rent with us prior to move in. If an applicant is new to the rental or employment market, has credit issues, or does not meet the income qualification, a co-signer and a double security deposit may be required. All full-time students are required to have co-signers on their account. Due to these processes, our residents default rate is very low.

Collecting Rental Income

Rent is due on the 1st, Late Fees are charged after midnight on the 5th, and Eviction procedures begin on the 14th.

Maintenance Service

To better serve our owners and residents, we provide quality and quick service at an affordable cost. The service is available 24 hours a day, seven days a week.

Our Service Department has a dedicated and experienced team of professionals that are very knowledgeable in the day to day routine maintenance repairs as well as certified in EPA, HVAC and CPO. We provide a Preventative Maintenance Program which includes quarterly filter changes/preventative maintenance inspection, HVAC coil cleaning (twice for interior and once for exterior per year) and annual refrigerator service.

We use independent contractors who give us reduced rates due to increased volume to handle major plumbing, electrical, HVAC, painting, carpet and general repair needs. All of these services give us opportunities to evaluate your property at multiple times during the year to stay on top of repairs that are needed.

Financial Reports

We use some of the most widely accepted software in the industry, OneSite, Citrix, Google Apps, Laserfiche and Microsoft Office Software. An owner statement listing rental income and expenses will be processed and distributed via email or mailed between the 20th & 25th of each month with the exception of August. The August statements are processed by the 31st of the month. Included with your statement will be copies of all paid invoices and charges to your account so you always know the status of your property. Each statement will provide you with your monthly status and year to date status of income and expenses. For convenience, we offer direct deposits of rental income and credit payments of expenses.

Management Fees

  • Start-up Fee - (1 time) $200
  • Application Fee -No Charge to owner (Resident is charged $55)
  • Lease-up Fee - (new & renewal) 1/2 months rent ($400 minimum)
  • Management - Fee 8% Collected Gross Rent
  • Pet Fee - 8% of non-Refundable pet fees
  • Late Fees - 50% of Late Fees Collected
  • NSF Fees - 100% of Fees charged to the Resident and payable to Preiss Co. only
  • In House Maintenance Rate - $65 per hour. After normal business hours, $85 per hour
  • Out Source Maintenance - 15% vendor coordination fee
  • Out Source Capital Expense - 7.5% vendor coordination fee
